Real estate questions are important to ask when you are thinking about buying a home. The process can be daunting, but my years of experience help to put buyer’s at ease. I have heard just about every questions that there is. So, I put together a list of some of the most common real estate questions when buying a home.
Real Estate Questions & Answers for Buyers
How do I know what home I can afford?
The answer to that question is dependent on your income and financial obligations. Online calculators can help you get a rough idea. It is important to figure this out before you start browsing homes. Also, work with a lender to secure pre-approval for your home loan. That will make you a more attractive candidate to sellers as well.
How do I go about buying a home while selling my current home?
This can be a little tricky, but I help folks with this all the time. Keep in mind that if you buy a home before you sell the one you’re in, could be overextended financially. If your home sells before you buy, you might need to rent before while you secure a new home. You can also do both at once with a “sale contingency” in your contract. It states that you will only buy the home if you can sell the one you are in. This can be less attractive to your seller though.
The Deep Creek Highlands community is in the spotlight! It is popular with full-time residents, vacationers and Deep Creek Lake second home owners. Perched on a mountaintop, it offers privacy while still being within minutes from all of the action at the lake’s northern end.
About Deep Creek Highlands
Deep Creek Highlands is a gated community that offers the best of the lake and mountain lifestyles. Many of the homes have picturesque lake views and others are situated on spacious lots that offer some privacy.
Currently, I have two listings in this community that you will love. Both have those scenic lake views I mentioned. Also, they are favorite vacation rentals.
New listings are keeping me busy this spring! The market is blooming just like the local landscape. I’ve been working with local sellers to develop the right pricing strategies and to make sure their Deep Creek Lake homes are ready to list. Here are some of the highlights of my new listings in the Deep Creek Lake area.
3 New Listings
72 Jakes Drive is a spacious 5 bedroom, 6.5 bath log home. It is situated on 1.5 acres in the Red Oaks Community. The location is convenient for mountain and lake activities giving it great potential as a vacation rental. You will love being just 1.5 miles from Wisp Resort and McHenry Cove. That puts you close to restaurants, the grocery store, marinas and more.
Five propane fireplaces provide lots of mountain ambiance. Three levels of living space give you plenty of room to spread out. Additionally, there is a studio apartment over the garage.
This new lake front home for sale is truly something special. Located in the serene Pergin Farm community, 144 Hawthorne Lane is #LakeLife at its best. The Deep Creek Lake real estate market is starting to heat up. Homes like this don’t last long when buyers catch “spring fever” and start hunting for the perfect home.
Inside 144 Hawthorne Lane
The spacious interior of this new lake front home for sale includes five bedrooms and four baths. Nearly every room has windows that reveal beautiful lake views. Offering a desirable open floor plan, the main level has hardwood floors and lots of natural light. A massive stone fireplace highlights the great room.
In the kitchen, you will find an updated kitchen with a gas range and lots of counter space. One of my favorite features is the gas fireplace in the kitchen. It makes it a cozy space for hanging out with friends and family.
Upstairs, the master suite has a wall of windows overlooking the lake. The attached bath is completely updated as well.
The lower level has tons of potential as a second gathering space. It is carpeted and has a charming wooden window seat.
Outside 144 Hawthorne Lane
You will love the picturesque outdoor space! The deck overlooks the 1.47 acre grassy, level lawn that leads to the Type A dock. The waterfront stretches 175 feet. On-the-water fun will be at your fingertips. Also, this home is situated towards the lake’s quieter southern end. If you love to ski, it is only fifteen to twenty minutes from Wisp Resort.
My real estate listing tips are a guide to steer you in the direction of a successful sale. Spring is traditionally “listing season”. You want to be sure that you have all of your ducks in a row before hitting the market. Do what you can to make your property stand out from the competition. Lots of factors influence the time it takes to sell, but you can take steps to set yourself up for success.
Real Estate Listing Tips
1. Partner with an experienced agent. I am starting off with this because it really does have a significant impact. With 20+ years of experience with Deep Creek Lake and Garrett County real estate, I act as a resource for my sellers. They can rely on me for honest recommendations, consistent communication, an effective pricing strategy and effective negotiating skills. Don’t just take my word for it. Check out testimonials from my clients. Additionally, I have an extensive network of buyers. Also, I have a variety of property services at my disposal as a Taylor-Made agent. Our team provides housekeeping, lawn care, minor repairs, painting and more.
2. Freshen up your curb appeal. This is one of my top real estate listing tips for my clients. If a buyer doesn’t like the outside, they won’t look any further. Try to see your home through the buyer’s eyes. Of course, big items need to be addressed but look for the little things. Staining your deck, raking leaves, planting flowers can make a difference in your listing photos.
Your 2018 real estate market update is a look back at highlights from the past year.
Reflecting on 2018, the Maryland REALTORS® released a recap this week. Garrett County holds very close to these numbers with an average list to sale price ratio of 94% of asking price. Our average sale price for the county was $265,000 and approximately $537,000 for the lake area.
Deep Creek Lake real estate news shows good activity throughout the fall months, even with the small uptick in interest rates. As many of my clients realize, a slight rise in interest rates indicates that the market is healthy enough to sustain an increase. You can see that our average sold price is up considerably compared to last year, which correlates to the number of $1M+ homes that have sold in 2018. Another sign of a strong housing environment.
New listings at Deep Creek Lake are still popping up everywhere this fall. Summer was a very busy season for me, and things have not slowed down much at all. From ski in/ski out to lake front, there are options for every budget.
I am excited to introduce 3 of my new listings at Deep Creek Lake. Each offers an opportunity to enjoy the best of #lakelife.
This stunning lake front, e log home is impressive inside and out. It offers four spacious bedrooms and four bathrooms. Filtered lake views can be seen from almost every room. There are lots of lake front homes for sale at Deep Creek this summer! I recently listed two of them. Each is an example of the different types of experiences you can have at the lake. You can be off-the-beaten-path or right in the heart of area activities. Choose from stunning chalets or amazing cottages.
Deep Creek Lake is truly a place where you can get away from it all in a manner that suits your personal and family needs.
My Deep Creek Lake summer real estate update brings you news about a market that is in full swing!
Deep Creek Lake Summer Real Estate Update
When comparing to the average from the last 5 years, closed sales are up. Also, pending sales/contracts are up. Active listings are down, and the days on the market are down. There are pockets of our market that are doing really well. We are even seeing an occasional multiple offer situation. Then there are other segments where properties are getting activity but moving at more of a pace we are used to seeing in G.C. with a 6-12 month average time on the market. Nothing to complain about it. Garrett County has been on the uptick for the past few years. I like the balance that we are seeing with buyers and sellers when it comes to negotiating for the good of both parties. Continue reading Deep Creek Lake Summer Real Estate Update
