Real estate questions are important to ask when you are thinking about buying a home. The process can be daunting, but my years of experience help to put buyer’s at ease. I have heard just about every questions that there is. So, I put together a list of some of the most common real estate questions when buying a home.

How do I know what home I can afford?

The answer to that question is dependent on your income and financial obligations. Online calculators can help you get a rough idea. It is important to figure this out before you start browsing homes. Also, work with a lender to secure pre-approval for your home loan. That will make you a more attractive candidate to sellers as well.

How do I go about buying a home while selling my current home?

This can be a little tricky, but I help folks with this all the time. Keep in mind that if you buy a home before you sell the one you’re in, could be overextended financially. If your home sells before you buy, you might need to rent before while you secure a new home. You can also do both at once with a “sale contingency” in your contract. It states that you will only buy the home if you can sell the one you are in. This can be less attractive to your seller though.

2. Freshen up your curb appeal. This is one of my top real estate listing tips for my clients. If a buyer doesn’t like the outside, they won’t look any further. Try to see your home through the buyer’s eyes. Of course, big items need to be addressed but look for the little things. Staining your deck, raking leaves, planting flowers can make a difference in your listing photos.

2018 Real Estate Market Recap

Your 2018 real estate market update is a look back at highlights from the past year.

Reflecting on 2018, the Maryland REALTORS® released a recap this week.  Garrett County holds very close to these numbers with an average list to sale price ratio of 94% of asking price.  Our average sale price for the county was $265,000 and approximately $537,000 for the lake area.

Deep Creek Lake Real Estate News for Fall 2018

Deep Creek Lake real estate news shows good activity throughout the fall months, even with the small uptick in interest rates. As many of my clients realize, a slight rise in interest rates indicates that the market is healthy enough to sustain an increase. You can see that our average sold price is up considerably compared to last year, which correlates to the number of $1M+ homes that have sold in 2018. Another sign of a strong housing environment.

When comparing to the average from the last 5 years, closed sales are up. Also, pending sales/contracts are up. Active listings are down, and the days on the market are down.  There are pockets of our market that are doing really well. We are even seeing  an occasional multiple offer situation.  Then there are other segments where properties are getting activity but moving at more of a pace we are used to seeing in G.C. with a 6-12 month average time on the market.  Nothing to complain about it.  Garrett County has been on the uptick for the past few years.
