A Look at the Market: Strong Momentum in October

October delivered another month of healthy real estate activity in the Garrett County area. Compared to the same month last year, both sales volume and prices moved upward, continuing a trend of steady demand.

Key performance shifts year-over-year include:

• Total sold volume: up more than 50% ($47.2M vs. $30.2M)

• Homes sold: up roughly 43% (67 vs. 47)

• Average sales price: up about 7% ($669K vs. $624K)

• Median sales price: up 23% ($485K vs. $395K)

The combination of more transactions and rising prices reinforces the ongoing appeal of the area—not only as a vacation destination but also as a desirable place to own a full-time or second home.

Detached homes posted the strongest price gains, increasing around 9% year-over-year. Demand for single-family, stand-alone homes and retreat-style properties remains particularly resilient. Townhomes and condos showed more fluctuation in pricing, but sales activity in that category still increased.

Inventory & Buyer Activity: Slightly More Supply, Plenty of Demand

Available homes ticked up a bit in October: 

• Active listings: 222 (up from 215)

• New listings: 43 (up from 40)

 Even with more options coming onto the market, buyers remain motivated:

• New pending sales: up nearly 24% (52 vs. 42)

• All pending sales: up almost 40% (67 vs. 48) 

With more inventory and strong contract activity, the market feels balanced—buyers have more choices, and sellers still benefit from meaningful demand. 

Days on Market: A Slight Increase

Homes spent an average of 78 days on market in October, close to September’s 74-day average. While certain properties sold quickly, many within the first three weeks, others took longer to find the right buyer, which pulled up the overall average.

How Buyers Are Paying

Financing choices continue to highlight confidence in the market:

• Cash buyers: 21

• Conventional loans: 41

• FHA: 2

• VA: 3

Conventional financing led the way, but cash transactions made up nearly one-third of sales, a common pattern in areas with strong second-home interest and investment activity.

If you’re considering selling a home near Deep Creek Lake or elsewhere in Garrett County, October’s numbers point to a favorable environment:

• Prices are trending upward.

• More homes are changing hands than this time last year.

• Inventory remains manageable, giving well-marketed properties room to shine.
