Deep Creek Lake Real Estate February 2026 Market Update
The Garrett County real estate market showed strong momentum in February 2026, with significant increases in both sales activity and home prices compared to the same time last year. Buyer demand remained steady, and the market continued to reward well-priced homes.
Sales Activity Continues to Climb
A total of 31 properties sold in February, up from 21 sales in February 2025, representing a 47.6% increase in closed transactions. This increase in activity helped push the total dollar volume to $21.9 million, more than double last year’s $10.7 million for the same month.
The rise in both transactions and overall sales volume highlights continued interest in Garrett County real estate, particularly from buyers seeking second homes and mountain retreats.
Home Prices Show Strong Growth
Prices also saw a notable jump year over year.

Average sold price: $660,225 (up 35.8%)

Median sold price: $459,000 (up 25.8%)
Detached homes drove much of the growth, with the average price reaching $721,062, a 42% increase from the previous year. Attached homes also performed well, with an average sold price of $451,642, up 26.5%.
These numbers show continued appreciation across different property types throughout the county.
Inventory Tightens
While buyer demand remained strong, the number of homes available for sale continued to decline.

New listings: 32 (down 39.6%)
Lower inventory means buyers often have fewer options, which can create favorable conditions for sellers, especially when homes are priced correctly and presented well.
Looking Ahead
