Deep Creek Lake Real Estate Marketing

Deep Creek Lake real estate marketing is a hot topic for clients who want to list their home. Reaching the right audience and maximizing exposure is key. As a Taylor-Made sales agent and co-owner, I have access to our in-house services that will effectively highlight your home. Additionally, I have more than twenty years of Deep Creek Lake real estate experience.

My Deep Creek Lake Real Estate Marketing Toolbox

When marketing a listing, there are a variety of ways I insure my client’s property is attractive to buyers. The first step is accurate pricing. I rely on my knowledge of the area. Also, I look at comparable Deep Creek Lake homes and account for the needs of the seller. That combines to determine the best possible listing price.

My Network of Contacts

With over 20 years of experience, I have a vast network of real estate contacts. Your listing might be the perfect home for someone that is already on my radar as a buyer. The relationships that I have built with clients, local agents and area professionals can be very effective in terms of “word of mouth” advertising.

Print Marketing

Immediately after listing a home, “just listed” postcards are designed by our marketing department. Those are distributed to a curated database of potential buyers.

Example of a Just Listed Postcard

As a company, Taylor-Made produces a real estate brochure with listings. It is distributed throughout the area. Also, listings are advertised monthly the popular local publication The Lakefront. To reach a more local audience, we also run ads with featured listings in The Republican newspaper.

Professional Imagery

One of the perks of Taylor-Made is the in-house marketing department. They are skilled professionals. Four photographers capture your home in its best light. We also have a videographer on staff. Plus, 3D tours give prospective buyers a virtual walk through of your home.

Online Marketing

There are a variety of ways to reach people online. Below are just a few of the ways that a listing reaches a wide audience through the Internet and email.

-All area agents receive a notice of the new listing.

-The new listing is entered into Bright MLS.

-Distributed to these and many other sites: deepcreekvacations.com, deepcreeklakeproperty.com, trulia.com, zillow.com, realtor.com, homefinder.com, etc.

-I feature new listings on my professional Facebook page and “boost” posts to reach more people.

-Taylor-Made has two Facebook profiles. One is for the entire company with over 44K followers. The other focuses on Deep Creek Lake real estate. It has over 7K followers. New listings are promoted on both pages.

-Email marketing helps us reach thousands of people who expressed an interest in Deep Creek Lake real estate. I send emails to my list of about 2K addresses. Also, Taylor-Made sends an email to promote real estate.

-Additionally, I have a robust database of email addresses that I market to monthly via a newsletter.

-Taylor-Made advertises new listings on the popular website deepcreektimes.com.

-Taylor-Made runs re-marketing ads that target real estate website visitors with ads that “follow” them to other sites.

-Google Ads: We target keywords, demographics and geographic locations so that our ads find customers, not the other way around.

Vacation Rental Guests

Your listing will also be in front of over 100,000 vacation rental guests annually. Visitors who love the area often become home owners. They receive real estate information via pre-arrival emails, print mailings and advertising in their rental home. I run my own ads on “Vacation Attendant” as well. This is a site that is displayed every time a guest logs into the wifi.
